Hotel X-Ray™ is an asset-level diagnostic produced by Evoques Hospitality Capital. From supplied operating and market information it returns an indicative valuation range, the recoverable NOI opportunity, an estimate of supportable debt on DSCR, LTV and debt yield, and a structured investment risk score with the assumptions behind each figure.
What information do I need to provide?
At minimum: location and segment, key count, the last twelve months of ADR, occupancy and RevPAR, a departmental profit and loss, current debt terms if any, and known capital or PIP requirements. More complete information produces a narrower and more useful range.
